Fire detectors become mandatory in new multi-family residential buildings

Home safety is gaining increasing importance in the context of new legislative regulations in Romania. According to Article 6 para. (4) of Law no. 307/2006, as amended by Emergency Ordinance no. 17 of March 13, 2026, developers of multi-family residential projects are required to include autonomous fire detectors in each housing unit. This measure responds to the need to enhance fire protection and align with modern safety standards.

It is important to note that this obligation applies exclusively to constructions for which the urban planning certificate is issued after March 13, 2026. In practice, all new real estate projects must be designed and executed so that each apartment is equipped with fire detectors intended to provide early warning in case of danger. This change turns a best-practice recommendation into a clear legal requirement.

Failure to comply with these provisions entails significant penalties. According to Article 45 para. (1) point V letter a of the same law, developers who do not implement these measures risk fines ranging from RON 20,000 to RON 50,000. Thus, the legislation not only encourages prevention but firmly enforces it, emphasizing the importance of responsibility in the construction and delivery of safe housing.
